When you are marketing a luxury home, you really have to consider who the buyer is and who you are catering to in the concept. For example, I recently worked with a developer on a property that could have been either two bedrooms or three bedrooms. I know the three-bedroom layout would appeal to buyers moving in from the suburbs in that area and looking to downsize, but not too much.
