“When I’m representing a seller of a historic home that’s been renovated, I ask the seller to make a spreadsheet of everything that’s been done to the house along with the date and the cost. We add those costs to the value of their property —then we price to market. I also put the spreadsheet in the document section of the MLS listing so it’s accessible to agents and appraisers.”
